
Mortgage valuations are time limited (often less than 20 minutes) and simply inform the bank or building society whether there is sufficient security for the loan. They are not an adequate substitute for a detailed survey.
In contrast, the RICS HSV and Building Survey Reports are based on a thorough and detailed inspection of the property.
The RICS HSV is ideal for average sized (up to 4 bedrooms) modern homes built post 1920 and of conventional construction. It comprises a computer based template providing a concise report. In order to be included defects have to be 'urgent or significant', i.e. potentially dangerous or sufficiently serious to enable the price to be renegotiated.
Building survey reports provide much greater detail and are ideal for larger properties, older homes, properties of unconventional construction or where the building is in poor condition. In addition to identifying defects the report will contain advice on appropriate repairs and conservation.
There is also the opportunity to discuss architectural features, background history and other points of interest. These reports conclude with a list highlighting the main items requiring attention and can be used to prioritise work.
